Why is a leak in an Aventura tower not like a leak in a house?
Because in a house the pipe that failed belongs to you, and in a tower it usually does not. Aventura is a planned city that began developing in the early 1970s and is overwhelmingly high-rise along the water. The supply risers and drain stacks run vertically through many units, so the leak that appears in one apartment often started above it, and the repair has to reach the shared line rather than the visible damage.
That changes two things at once. It changes the diagnosis, because the unit reporting water is frequently not the unit with the fault. And it changes who pays: responsibility splits between the unit owner and the association, and it is a recognized dispute category in Florida.
The other Aventura condition is salt. The city sits at 7 feet between the Intracoastal and the ocean, where copper corrodes from the outside as well as the inside, so a pinhole can appear in a line that is not especially old.

Do you work in high-rise buildings?
Yes, and the first question is always whether the failure is inside the unit or in shared pipe, because that decides both the repair and who is responsible for it. Buildings usually want notice and a shut-off window, and that gets arranged as part of the job.
Water is coming through my ceiling. Is that my problem?
Usually not, and that matters before anyone opens anything. Water in a tower travels down, so the source is commonly the unit above or a shared riser. Establishing which one it is protects you from paying for somebody else’s pipe.
Why do copper lines fail here when the building is not old?
Because the corrosion is coming from both directions. Between the Intracoastal and the ocean, salt air attacks copper from the outside while water chemistry works on the inside. Age in years is a weaker predictor here than it is inland.
