Where we work, and why each of these places is different

Every city here has its own page because the job genuinely changes between them: what the houses were built from, how the ground handles water, and which utility owns the pipe at the property line.

Why the city page and not the county page

Three things change at the city line, and they decide the job

This is the reason the site has fifty-eight pages instead of three.

Who owns the water

It is rarely obvious. Palm Springs and Plantation run their own utilities. Greenacres and Royal Palm Beach are on Palm Beach County. Palm Beach Gardens is on Seacoast Utility Authority. Aventura is largely on a utility owned by North Miami Beach. Coconut Creek owns every pipe and no plant.

When the houses went up

South Florida drain material changes around 1975, from cast iron to PVC. Lake Worth Beach is full of cottages from 1913 to 1949. Palm Springs put up 800 houses in two years from 1957. Royal Palm Beach barely built until 1979. Same region, different centuries of pipe.

What the ground does

Pembroke Pines sits at zero feet. Plantation and Davie are drained Everglades. Royal Palm Beach needed a drainage project before anyone could build. Where the water table is shallow, an escaping slab leak travels through fill and surfaces somewhere other than the break.

And who issues the permit

Usually the city, but not always the same city that owns the water, and in unincorporated places like Kendall there is no city at all and the county does both.
