What does a build-out date tell you about a house?

More than almost any other single fact. Coral Springs was planned rather than accumulated: Coral Ridge Properties bought 3,869 acres in 1961, had a master plan for a city of fifty thousand by 1964, and the city incorporated in 1963. It then added over thirty-five thousand residents in each of the 1970s, 1980s and 1990s, and reached residential build-out in 2003.

That gives the housing here a known upper and lower bound, which is unusual. Almost nothing in this city predates the mid-1960s, so the deep cast iron era is largely absent, and nothing residential postdates 2003 either. What you actually have is a city where the build decade is knowable from the section rather than guessable.

What fails in that range is mostly not the pipe. Where a neighborhood went up in one phase, the water heaters, angle stops and braided supply lines went in together and reach the end of their service life together.

Is there cast iron in Coral Springs?
