Mizner planned it, the bust stopped it
Addison Mizner served as town planner from 1925 and introduced Mediterranean Revival and Spanish Colonial Revival, but the 1926 collapse limited how much construction actually happened.

Dispatch takes the address and routes a plumber who expects 1920s Mizner-era material in one part of the city and 1990s subdivision material in another.
Why is Boca Raton newer than its 1925 founding suggests?
Because the plan and the building did not happen at the same time. Addison Mizner became town planner after the city incorporated in 1925 and brought Mediterranean Revival and Spanish Colonial Revival architecture with a vision of the foremost resort city on the continent. Then the Florida land boom collapsed in 1926 and very little of it was actually built.
What made the modern city was much later. IBM arrived in 1970 and Boca Raton became the birthplace of the IBM Personal Computer, which brought the professional population, and suburban expansion accelerated through the 1980s and 1990s with Mizner Park opening in 1991.
So the honest answer for a homeowner is that the era depends on the section. There is genuine 1920s stock here, but the bulk of the housing is post-1970 and a great deal of it is post-1980, which puts it on the PVC side of the material change.

What is under these houses
Twenty-nine square miles with a strict rulebook over all of it.
Addison Mizner served as town planner from 1925 and introduced Mediterranean Revival and Spanish Colonial Revival, but the 1926 collapse limited how much construction actually happened.
The city became the birthplace of the IBM Personal Computer, and the professional population that came with it drove the post-war expansion.
Suburban expansion accelerated through those decades, with Mizner Park opening in 1991. That is PVC drain territory rather than cast iron.
Utility Services supplies water and sewer to the city and to portions of unincorporated Palm Beach County, from a plant at the Utility Services complex.
The city restricts commercial building size, signage and advertisements, which is why its main roads carry no billboards. It also shapes what is permitted on a property.
How it fails here
One for each building era.
Where a neighborhood went up in one phase, the water heaters, angle stops and braided supply lines went in together and reach the end of their service life together. The pipe is usually fine.
Replace supply lines before the tank fails.
Water heater replacementHousing from that period sits right where South Florida drain material changed. A camera separates a cast iron run that has genuinely failed from a PVC one that has not.
Ask for a camera before a third clearing.
Cast iron replacementThe genuine 1920s stock predates copper as the default. Galvanized steel supply closes from the inside, so every tap drops together and no single day explains it.
Compare pressure at the meter and at a tap.
RepipingWhere we work
The section decides the material more reliably than the city name does.
What was actually completed before the 1926 bust: Mediterranean Revival and Spanish Colonial buildings old enough for galvanized supply behind the walls rather than copper.
Housing built from 1970 onward as the professional population arrived, which sits right on the boundary where drain material changed from cast iron to PVC.
The bulk of the city, where the drain is PVC and what reaches the end of its life first is the water heater and everything attached to the pipe.
Who owns what
One city government running a large utility.

Had a really slow drain in my bathroom and it was driving me crazy. The guy who came out was super chill and found a bunch of hair and gunk clogging it up. He cleared it out in like 20 minutes, and now it’s draining faster than before! …

It depends on the section. Genuine 1920s Mizner-era buildings are older than cast iron as a default; the post-1970 stock sits right on the boundary where the material changed; and the 1980s and 1990s suburbs that make up most of the city are PVC. The build year settles it and a camera confirms it.
The city, through Utility Services, which runs a 70 million gallon a day plant serving Boca Raton and parts of unincorporated Palm Beach County. The utility and the building department are the same government.
Because it was probably built in one phase. In the 1980s and 1990s subdivisions the water heaters, angle stops and supply lines were installed within a year or two of each other, so they reach the end of their service life together rather than one house at a time.
Interior pipe work, rarely. The codes restrict commercial building size, signage and advertising rather than what happens behind a wall, but anything that changes the exterior is worth checking before it is scheduled.
