Is Homestead old housing or new housing?
Both, and the split is sharper here than almost anywhere else in the county. The city began in 1904 around a Florida East Coast Railway station and incorporated in February 1913, which makes it one of the oldest municipalities in Miami-Dade. Its historic downtown district still stands.
Then in August 1992 the Category 5 Hurricane Andrew devastated the town and the neighboring air force base, and Homestead and the surrounding south Miami-Dade communities bore the brunt of it. What followed was a rebuild and then extraordinary growth: the 2010 census recorded almost ninety per cent growth from 2000.
So most of the housing here is post-Andrew or post-2000, with PVC drains and failures that start at fittings rather than in the pipe run. The old downtown is the exception, and the farm country immediately north is a third case again.
