If something is happening right now

Three situations are emergencies. Everything else is urgent to different degrees and can usually wait for a scheduled visit.

Water you cannot stop

A supply line has failed and it is running continuously. This is the one that turns a repair into a rebuild, and the only thing that helps in the first minute is closing a valve.

Shut the water off, then call.

The main is blocked and the lowest fixture in the building is where it surfaces. Every further flush adds to it, so stop using water anywhere on the property.

Stop all water use.

No water at all

Either the supply has been cut or something upstream of every fixture has failed. Which of those it is changes who fixes it, and that gets established on the phone.

Why these twenty

Every one of these is a South Florida failure mode

This is not a list copied from a trade body. Each of these exists here because the ground, the salt or the building stock produces it.

Cast iron, because of when the houses went up

Drain lines in South Florida homes built roughly between 1945 and 1975 are cast iron. Rated for forty to fifty years, and in this humidity and soil chemistry many begin failing at twenty-five to thirty.

Slab leaks, because nothing is visible

No basements and no crawlspaces. Supply and drain lines run in or under concrete, so the first sign of a failure is always secondary and never where the failure is.

Root intrusion, because nothing goes dormant

Banyan, ficus and royal poinciana all do it, and the subtropical climate means root advance never pauses for a season. A mature ficus can put roots fifty feet or more from the trunk.

Repiping, because salt works from the outside

Along the coast, copper supply lines corrode from the outside as well as the inside, so a pinhole can appear in a line that is not especially old.

Water heaters, because the code is specific

Most Florida jurisdictions permit and inspect a replacement, because it touches life safety, venting, pressure control and energy compliance, and a closed system needs an expansion tank.
