What does a town this narrow do to plumbing?

It removes the idea of an inland property entirely. Hillsboro Beach occupies the south end of the barrier island locally known as Deerfield Beach Island, and only 0.37 of its 1.45 square miles is land: the rest is water. The town is essentially a 3.2 mile strip along State Road A1A with the Atlantic on one side and the Intracoastal on the other.

So salt is not a condition affecting a few streets here, it is the condition of every property. Copper supply lines corrode from the outside as well as the inside, which means a pinhole can appear in a run that is not especially old and one pinhole is usually a report on the whole run rather than an isolated fault.

The town is also older than it looks. The first permanent structure was the Hillsboro Inlet Lighthouse in 1907, and settlement followed around 1922 to 1925 around what became the Hillsboro Club.

What is under these buildings

More water than land, and a lighthouse older than the town

1,987 people on a strip of sand at sea level.

Only a quarter of it is land

0.37 of the town’s 1.45 square miles. The rest is water, which is a fair summary of what it is like to work here.

The lighthouse came first, in 1907

The Hillsboro Inlet Lighthouse was the first permanent structure built, two decades before anything else on the island.

Settled around 1922 to 1925

Herbert L. Malcolm bought land next to the lighthouse and built a school, which became the Hillsboro Club in 1925. That is early enough for material predating cast iron as a standard.

A 3.2 mile strip along A1A

Known as Millionaires’ Mile. In practical terms the whole town is one road with the ocean behind one row of properties and the Intracoastal behind the other.

Sea level

There is no elevation here to speak of, so the water table sits directly beneath the slab and an escaping leak has nowhere to go but sideways.

How it fails here

The three calls this town generates

What happens when every property is waterfront on two sides.

A pinhole in copper

Salt attacks the outside of the pipe while water chemistry works on the inside. On a strip this narrow that applies to every building, so age in years predicts failure far worse than it does inland.

Ask what the rest of the run looks like.

Repiping

Water through a ceiling in a building

Along the strip a good deal of the housing is multi-unit, and there the failed pipe is usually a shared stack or riser rather than your unit. That decides who pays before it decides what gets repaired.

Note the time and tell the building.

Leak detection

Damp at sea level

With the water table effectively at the slab, escaping water spreads sideways through fill until a seam lets it up. The wet patch marks where the floor gave, not where the pipe did.

Have it located before anything is opened.

Where we work

The parts of a town that is one road long

3.2 miles of A1A, and that is essentially all of it.

  • The A1A strip

The whole town is essentially one road 3.2 miles long, so every property has the Atlantic on one side and the Intracoastal on the other and salt reaches services from both.

  • The lighthouse end

Around the 1907 Hillsboro Inlet Lighthouse, the oldest structure on the island and the point the town grew outward from.

  • The 1920s club and its surroundings

Where settlement began around 1922 to 1925, which is old enough for material that predates cast iron as a standard for drains.

Had a really slow drain in my bathroom and it was driving me crazy. The guy who came out was super chill and found a bunch of hair and gunk clogging it up. He cleared it out in like 20 minutes, and now it’s draining faster than before! …

Questions

Hillsboro Beach, specifically

Why do copper lines fail here in buildings that are not old?

Because there is no inland here. The town is a narrow strip with the Atlantic on one side and the Intracoastal on the other, so salt attacks the outside of the pipe while water works on the inside, and the age of the building predicts a pinhole poorly.

Water is coming through my ceiling. Is it my pipe?

In a multi-unit building, usually not. Water travels down, so the source is commonly the unit above or a shared riser, which makes it the association’s line. Establishing which before anything is opened protects you from paying for it.

Does being at sea level change a slab leak?

It makes the usual South Florida problem more extreme. With the table effectively at the slab, escaping water has nowhere to drain to and travels sideways through fill, so where it surfaces tells you almost nothing about where it left the pipe.

Do you cover a town this small?

Yes. Hillsboro Beach is between Deerfield Beach and Pompano Beach on the barrier island, well inside the northern Broward working area rather than at the edge of it.
